Saskatoon offers a multi-level rental market, with a wide range of options for different housing needs. Rental properties available in the city include furnished and unfurnished one- and two-bedroom apartments, condominiums and homes. Rental properties are scattered throughout each community, as well as the downtown area.

Prices have increased over the last year, but remain competitive with comparable markets across the country. According to the Canadian Mortgage and Housing Corporation (CMHC), the monthly rent in Saskatoon for a two-bedroom apartment ranges from $668 to $946. The average monthly rent for a three-bedroom apartment ranges from $718 to $1,144.  Rent in towns surrounding Saskatoon are comparable, with two-bedroom apratments averaging $617 and three bedroom apartments averaging $898.

In Saskatoon, the vacancy rate for two bedroom rental apartments is 1.9 per cent as of October 2008. The vacancy rate for three bedroom rental apartments is 1.8 per cent. However, this rate varies widely between neighbourhoods. This is the proportion of rental apartments that are vacant and ready for move-in.
